    Interest rate used to determine the monthly repayment of the Property Loan Amount are as follows:
    • SG Private Residential Property Loan / HDB Home Loan: 3.5% per annum
    • SG Commercial Property Loan: 4.5% per annum
    • London Property Loan in GBP: 3.75% per annum
    • London Property Loan in SGD: 3.5% per annum
    • Australia Property Loan in AUD: 5.8% per annum
    • Australia Property Loan in SGD: 3.5% per annum
    • Japan Property Loan in JPY: 3.85% per annum
    • Japan Property Loan in SGD: 3.5% per annum
    • Malaysia Residential Property Loan in SGD: 3.5% per annum
    • Malaysia Commercial Property in SGD: 4.5% per annum
    • Thailand Property in USD / SGD: 6% per annum
    Rates used above are not considered as rate guarantees. For the purpose of computing TDSR / MSR, minimum interest rates of 3.5% (for residential property) and 4.5% (for nonresidential property) per annum will be used. Actual interest rates may vary.
  2. The Property Loan Tenor and Quantum of Financing are subjected to prevailing regulatory guidelines/requirements and the Bank's approval.
  3. Where the Property Loan is in foreign currency, the Property Loan Amount computed will be in the SGD equivalent.
  4. The Bank makes no representation or warranty, whether express or implied, on the completeness or accuracy of the computation above. The Bank accepts no liability for any error, inaccuracy or omission or losses/damages however suffered arising from use of or reliance on the computation above.

    The following (points 5 to 11) are applicable only where purpose of the loan is for new purchase:
  5. Where the Property Type is a HDB Flat or an Executive Condominium, Maximum Purchase Price, Down Payment and Additional Buyer’s Stamp Duty are computed assuming that all applicants do not have any existing outstanding housing loan or existing residential property in Singapore.
  6. This calculator does not take into account Additional Buyer’s Stamp Duty (ABSD) Remission which may apply to purchases by married couples of certain profile, see iras.gov.sg for more information.
  7. Maximum Purchase Price, Down Payment and Property Loan Tenor are computed based on the following limits:
    • Property Loan Tenor cap of 25 years for HDB Flat and 30 years where the Property Type is selected as Executive Condominium or Private Residential (Singapore);
    • A cap of 65 years on the sum of the tenure of the credit facility and the average weighted-income age of the applicants.
  8. Projected Monthly Instalment computed has been rounded to the nearest dollar.
  9. Estimated Capital Outlay, Capital Outlay Breakdown and Other Expenses are estimates provided for illustration purpose and are not all inclusive.
  10. For Singapore property, Estimated Capital Outlay and Capital Outlay Breakdown provided do not include other costs (e.g. valuation fee) that may be incurred when purchasing a property.
  11. For international property, Estimated Capital Outlay - Other Expenses stated is based on % estimation of the Property Value stated and will differ for different property values. Estimated Capital Outlay – Other Expenses provided covers legal fees (exclude disbursement fee) for completion of purchase and mortgage, stamping fee, stamp duty, transfer fee, registration tax for the purchase, registration fee/tax for the mortgage, valuation fee and processing fee. These are estimates provided for illustration purpose and are not all inclusive.
  12. This calculator is for illustration purpose only. On whether the applicant is eligible to purchase a certain property (such as HDB flat or Executive Condominium), the applicant should check with the relevant authority. Such guidelines are not covered by this calculator.
